Here we have a property of brick and stone construction in the Pleven region of Bulgaria. It is on the edge of a quiet village overlooking farmland with hills in the distance, about 5 minutes' walk from the center with shops, cafe/bars, post office and bus stop with a regular service to Pleven, etc. The river Danube is a pleasant walk about 1 Km from the property and there are a few sandy beaches accessed through the woods, on foot, or by car. Most things required can be bought in the village but if a bigger range of products are required Gullyantsi is only a short drive away or 2 villages away by bus. the city of Pleven is 45km away and has most things one would expect from a city.
the property consists of the main house and an annex/granny flat, suitable to let as accommodation as it is on the European cycle route and is registered a dwelling so no problems with planning permission.
The house is entered through double doors opening into the downstairs Hall. This area was recently tiled to include the back of an impressive wood-burning stove. There are 2 doors leading to reception rooms one of which has had a new floor in the last 2 years. The other 2 doors lead to a newly extended Kitchen with washing machine plumbing and work surfaces to both sides. the 4th door leads to the large bathroom/shower with pine flooring.
Continuing up the stairs with the new ornamental ironwork banister we arrive at the first-floor hall with another wood-burning stove, this hall has doors going to the 3 bedrooms and the 2 balconies with views of the garden, farmland, and pool in the garden.
The house has a large cellar suitable for storage, it also houses the hot water boiler for the house and is accessible from the outside.
The property also has a self-contained annex separated from the house by the drive. The annex has a 1 bedroom 1 reception room and a newly appointed shower wet room. Heating is by another wood-burning stove that had had minimal to no use. The annex has its own garden mostly containing grapevine on the trellis
Both house and annex were rewired a couple of years ago they also had new hot water boilers fitted, and repairs carried out to the roofs as required. All ground floor windows looking out onto the road to have been fitted with ornamental ironwork of a traditional design.
The grounds extending to about 1000m2 have 2 farm-style buildings suitable for conversion to workshops or storage The first is a barn of about 40m2, the second is a brick built building in an enclosure previously used for poultry. There is a farm building to the front and a small church next door to that ( only has a small bell ) so most of the time it is very quiet. and is not overlooked.
During our ownership of the property, several thousand pounds have been spent and we lived to overwinter quite comfortably, the house still would benefit from the last few touches, some of the windows are cracked and some kitchen units would be nice.
The house is offered for sale unfurnished.
